I am a California Certified Residential Appraiser with more than 25 years of experience in real estate appraisal, property analysis, real estate investment, renovation, and market research.

My work focuses on residential properties throughout Los Angeles County, including single-family homes, condominiums, small income properties, ADU addition market analysis, TIC interests, as-is and as-repaired valuations, estate and divorce appraisals, PMI removal appraisals, private lending assignments, property tax matters, land, acreage, manufactured homes, and complex residential properties. My company also provides commercial appraisal services statewide, depending on the property type, assignment needs, and scope of work.

I understand real estate from more than one perspective. In addition to my appraisal work, I am a retired real estate investor and retired Realtor. I have been involved in selecting, purchasing, renovating, managing, and marketing properties, which gives me a practical understanding of how buyers, sellers, lenders, attorneys, and property owners evaluate real estate decisions.

Complex Properties Require Careful Analysis

Many of my assignments involve properties that are not simple or easily measured by a template. These may include high-value homes, multi-unit residential properties, homes with unusual layouts or condition issues, waterfront or hillside properties, properties affected by zoning or land-use considerations, or assignments where the intended use requires a deeper level of analysis.

Los Angeles County is not one single market. A property’s value can change significantly from one neighborhood, street, or buyer pool to another. I approach each assignment by looking closely at location, condition, functionality, market behavior, and how the property competes within its immediate environment.

Every report is completed independently, carefully, and in compliance with USPAP standards. My goal is to provide a clear, well-supported opinion of value that clients can understand and rely on.

Analytical, Independent, and Client-Focused

I hold a Ph.D. in Physics, which has shaped the way I approach appraisal work: structured, analytical, and grounded in data, while still applying professional judgment where the market requires it.

I am a naturalized American and fluent in English, Russian, and Georgian. This allows me to communicate clearly with a broader range of clients and communities throughout Los Angeles County.

Outside of appraisal work, I have a deep interest in functional movement, mind-body awareness, and the connection between structure and well-being. I am the creator of “Awakening the Forbidden Spiral of Creation,” a personal movement and awareness project. I believe that clarity, discipline, and physical awareness all support the kind of careful thinking required in detailed appraisal work.
