CalRE Appraisals provides independent appraisal review services for clients who need a careful, professional evaluation of an existing appraisal report. Review assignments are available for Los Angeles County properties as well as nationwide appraisal review needs.
An appraisal review can be useful for attorneys, appraisers, property owners, investors, and other parties who need a second opinion on the quality, consistency, compliance, and supportability of a completed appraisal report.
A Detailed Review of the Report as Written
An appraisal review is not a quick check or surface-level opinion. It is a detailed analysis of how the original report was developed, how the data was presented, and whether the conclusions are credible and properly supported.
CalRE Appraisals reviews the report as written, including the accuracy of the subject property data, comparable sales information, adjustment methodology, market support, and the overall logic behind the value conclusion.
The review may include analysis of:
- Accuracy of subject property and comparable sales data
- USPAP compliance
- Comparable sale selection and presentation
- Adjustment support and consistency
- Market alignment and methodology
- Language, wording, and clarity of explanation
- Overall supportability of the value conclusion
What an Appraisal Review Does Not Include
An appraisal review is not a new appraisal.
CalRE Appraisals does not provide a new opinion of value as part of the review, and does not select replacement comparable sales or develop a separate valuation conclusion. The purpose of the review is to evaluate the existing appraisal report for accuracy, consistency, compliance, methodology, and support.
This distinction is important because a review is designed to assess the credibility and reliability of the appraisal being reviewed, not replace it.
Residential, Small Income, and Complex Appraisal Reviews
CalRE Appraisals reviews residential and small income property appraisal reports, including complex assignments involving unique or non-standard properties.
This may include single-family homes, condominiums, small income properties, multi-unit residential properties, high-value homes, properties with unusual layouts, condition issues, zoning or land-use considerations, and assignments where market behavior requires more than a standard approach.
Complex appraisal reports often require closer attention because issues with comparable selection, adjustments, data accuracy, or explanation can affect the credibility of the final conclusion.
Technical Review with Real Market Perspective
A strong appraisal review requires more than checking boxes. It requires understanding appraisal methodology, reporting standards, market behavior, and how valuation conclusions should be supported.
CalRE Appraisals brings experience in appraisal, real estate investment, renovation, and market analysis to the review process. This allows each report to be evaluated from both a technical standpoint and a practical real estate perspective.
Clear, Independent, and Supportable Review Opinions
Each appraisal review is completed with independence, care, and professional judgment. The goal is to provide a clear, supportable opinion on the quality, reliability, and credibility of the appraisal report being reviewed.
For clients dealing with appraisal concerns, a professional review can help clarify issues, identify weaknesses, support decision-making, and provide a better understanding of whether the original report is credible and properly supported.
